Services For Buyers


▶︎ Conduct Searches on the Property

Before you sign the contract for sale, we will conduct a search on the property you wish to buy to make sure that the seller’s title is in order, and that no unpleasant surprises are discovered later. 

▶︎ Review the Contract of Sale and Section 32 Vendor’s Notice

Prior to signing the contract of sale, we will review the seller’s Section 32 Notice to make sure that no legal disclosures required to be made to you have been left out. We will also review the contract of sale to ascertain if it adequately protects your interests, and negotiate a modification with the seller if necessary. 

▶︎ Review

After the contract of the sale has been signed, we will lodge the notice of sale on Pexa and e-sign the transfer documents on your behalf. We will also carry out the stamp duty assessment and liaise with the seller and your mortgage provider (if any) to ensure that settlement takes place as scheduled, and that the property is delivered to you as agreed in the contract of sale. 

 

Services for Sellers


▶︎ Prepare the Section 32 Vendor’s Notice 

We will prepare the Section 32 Vendor’s notice on your behalf, to ensure that you make all the required disclosures to the buyer, as failure to make the necessary disclosures may give the buyer grounds to withdraw from the sale later.

▶︎ Review the Contract of Sale and Section 32 Vendor’s Notice

We will draft the contract of sale and liaise with the buyer’s real estate agent and solicitors to ensure that the contract of sale is signed in a timely manner. 

▶︎ Completion

We will liaise with the buyer and its advisers to make sure that the buyer pays the deposit and fulfills all conditions precedent to the sale of the property. We will also lodge the notice of sale on Pexa, e-sign the transfer documents on your behalf and liaise with the buyer and other parties to ensure that settlement takes place as scheduled.
